Rental Terms and conditions (Villas and Apartments)

By confirming your reservation, you accept the following rental terms and conditions:

1. A refundable security deposit is required for all bookings. For villas, the security deposit ranges from €1,500 to €2,500, depending on the length of stay and booking conditions. For apartments, the security deposit ranges from €500 to €700, depending on the length of stay and booking conditions.

The exact deposit amount will be specified at the time of booking. The deposit will be refunded within 14 days after departure, provided that no damages, missing items, or violations of the house rules are identified.

2. Payment terms: 30 % of the total amount is due within 3 days of booking to confirm the reservation. The remaining 70 % is due 6 weeks before arrival. Once full payment is received, you will receive a detailed arrival guide including directions and check-in instructions.

3. For bookings made less than 6 weeks before arrival, the full amount (including the refundable security deposit) must be paid at once.

4. A one-time cleaning fee applies to all bookings and is charged upon reservation. Additional services such as extra towels or cleaning during your stay can be arranged at an additional cost

5. We do not accept groups, parties, events, or bachelor/bachelorette parties. All guests must respect quiet hours between 22:00 and 09:00 Guests excessive noise, parties, or disturbances may result in immediate termination of the stay without refund. Only the number of guests stated in the reservation are permitted to stay at the property unless otherwise agreed in writing.

6. Pets are not permitted (Unless otherwise stated in the listing, an additional cleaning fee of €35 applies.)

7. Smoking is strictly prohibited indoors. Any violation may result in a minimum penalty of €500, which may be deducted from the security deposit at the host’s discretion.

8. When booking with us you agree to follow our check-in and check-out times. Check-out must be completed by 11:00 on the day of departure. If check-out is later than the agreed time, an additional fee may apply or part of the security deposit may be retained. We kindly ask that you respect the check-out time to allow us sufficient time to prepare the house for the next guests.

For villa bookings, we personally welcome our guests upon arrival to ensure a smooth check-in and to introduce them to the property. Standard check-in is between 15:00 and 19:00. Latecheck-in after 19:00 is available only upon prior request and confirmation for a personal check-in.

Late arrival:

From 20:00 - 00:00 - €50

After 00:00 - 08:00 - €100

Guests are kindly requested to notify us by phone approximately 1 hour before their arrival. Early check-in or late check-out must be arranged in advance.

9. Confirmed bookings are non-transferable between properties unless otherwise agreed and may incur cancellation charges. Reservation changes can be made free of charge up to 30 days before check-in. After this period, any modification requests are subject to host approval and may not be accepted. We review each request on a case-by-case basis to determine whether changes are possible.

10. The property is supplied with basic toiletries and kitchen essentials. Guests are responsible for any additional supplies needed during their stay.

11. An information manual is provided at the property, which includes important guidelines regarding waste disposal, parking, and community rules.

12. No refunds are issued for late arrivals, early departures, or unused nights, except where otherwise stated in these terms.

13. Due to the local climate and risk of pests, guests must dispose of food waste daily and use designated outdoor waste containers.

14. Guests must not leave any trash behind upon departure. Failure to do so will result in a minimum €100 cleaning charge at the host’s discretion and may be deducted from the security deposit.

15. Strict cancellation policy. Refund eligibility depends on the timing of the cancellation and the applicable non-refundable fees listed in these terms. Cancellations made more than 30 days before the scheduled check-in date are eligible for a refund of the booking amount minus a €250 administration and payment processing fee. Cancellations made less than 30 days before arrival are non-refundable, except for service-related fees (e.g. pool heating), cleaning fees, and the security deposit. Cancellations must be submitted in writing via email to rentals@strand.es. We kindly ask for your understanding, as this policy helps us manage bookings efficiently and ensure availability for all guests.

17. ID requirement: In accordance with Spanish law (933/2021) All guests are required to complete the Traveler Registration document at check-in (Full name, Date of birth, Gender, Nationality, ID document and type, Full address, Contact info, Arrival and Departure dates). We use a check-in application for this process.

18. Liability: Guests are responsible for their own travel and health insurance. Strand Properties SL and property owners are not liable for accidents, injuries, or personal property loss during the stay. In cases of force majeure (e.g. natural disasters), may be partially or fully refunded, subject to applicable costs already incurred and platform policies. Guests are liable for all damages beyond normal wear and tear.
